With housing prices in Southern California, the down payment is usually one of the biggest hurdles that homebuyers face.  You should understand how much money you have and are willing to use as a down payment.  Unless you are buying a house with all cash, you need to know how much of a loan you are comfortable with and qualified for. Understand the Local Real Estate Conditions

The real estate market conditions at the time will play a big role in your home buying process.  If it is a strong sellers’ market, you may be competing with multiple offers, sometimes over asking price. You will find a lot of competition for good homes in nice areas, and if you don’t view the home and submit an offer during the first few days on the market, you may be too late. Looking for homes that are listed on the Multiple Listing Service (MLS) is not the only way to find a home in Thousand Oaks.  In order to avoid paying commissions, some homeowners attempt a For Sale By Owner (FSBO).  Instead of the MLS, these homes could be listed on Craigslist, ForSaleByOwner.com, FSBO.com, Zillow, or any number of other sites.
